Saying yes more often
After dealing with so many councils in recent years is has become clear that adopting standard designs to specific homesites is not always possible or feasible. That's why we've introduced our exclusive Deluxe Home Range service, to be able to say yes more often, to requests to build non-standard architectural designs up to $500 000.
Heading up the new services is architect Jim Watt-Smith. Jim has nearly three decades experience designing and specifying homes for sites with irregular topology or unusual constraints.
How it works
Step 1. Initial consultation: Meet with Jim to discuss your ideas. This initial consultation is free and entirely without obligation.
Step 2. Design: This step costs $5 000, refunded against the costs of construction if you choose to proceed with Jandson as your builder. You pay a deposit to initiate the design work, with the balance due when you accept the design. Jim will prepare a design based on your instructions, suitable for your site and meeting any constraints imposed by your Council.
Step 3. Financing: When you're happy with the design and have paid the balance of the design fee, we will give you a proposal to construct the design, with enough detail and documentation for you to talk to your Lender about arranging financing if required. You are free to seek tenders from other builders, if you wish.
Step 4. Development application: If you choose to proceed with Jandson, Jim will prepare and lodge your development application, and meet with Council staff to ensure that the application meets their approval criteria. With funding approval in place, your construction account is credited with the amount you have paid for the design work.
Step 5. Construction: Once the development application has been approved, construction follows approximately the same sequence of events and approvals as for standard Jandson projects.
