Objective of this milestone: Submit the Development Application to Council

What you have to do

What we have to do

Week 1

  • Complete the colour selection template and BASIX questionnaire and send them to us.
  • Send you an introduction letter, external colour selection template, and BASIX questionnaire.
  • Order a full survey of the site.
  • Order a 149 Certificate from Council to identify specific requirements for your site.
  • Order a demolition quote if necessary.

Weeks 2-3

  • Organise and complete demolition selection, and return to us for detailing on the Development Application.
  • Prepare working drawings showing all requested variations and amendments. Send the working drawings to you.

Week 4

  • Review the working drawings. Return them to us approved or showing any corrections required.
  • Make an appointment with your Lender to get pre-approval.
  • Finalise any outstanding variations for inclusion with development application. Any further changes become expensive after NatHERS and BASIX assessments are completed.
  • Order NatHERS and BASIX certificates and assessment requirements, based on your completed BASIX questionnaire and external colour template.

Week 5

  • Make appointment with Colour Consultant for internal colour selections.
  • Order your landscaping details, and hydraulic details if required, for the Development Application.
  • Order any additional reports required by Council. (The requirements vary between Councils.)

Week 6

If you currently live in the house to be demolished —

  • Finalise your temporary accommodation requirements.
  • Budget your relocation costs.
  • Tell the Post Office, and anyone else who needs to know, about your change of address.
  • Organise interim schooling if necessary.
  • Prepare Council lodgement plans.
  • Submit the Development Application to Council.

Week 7 onwards

We strongly recommend that you do not start demolition before the Development Application has been approved.

  • Pursue the Development Application through Council until approved.

Documents

149 Certificate: a document issued by Council providing official information about your building site, its zoning, how it may be developed, and any restrictions on development.
